When the time comes to move on to your next property, you'll need to make sure your existing home is as saleable as possible.
The good news is that this doesn't have to break the bank. We've put together five top tips to help show your property in the best light possible on a budget.
1. Get green-fingered
As the saying goes, you only have one chance to make a first impression. If you have one, the first thing people will see when visiting your home is the garden.
It's amazing how much different a few hours' gardening can make. Mowing the lawn, trimming back trees and bushes and generally sprucing the area up will give your property some real kerb appeal. If you really feel like pushing the boat out, a couple of hanging baskets or planters would look great.
2. Finish off those DIY jobs
The last thing people want to think about when they move into a new home is DIY. OK, so they might have plans to extend the kitchen or add a conservatory in the future, but it's those little jobs that can be a real turn off.
If you've been avoiding rehanging your doors or fixing that broken shelf, now is the time to do it. Prospective buyers want the impression that the home will be maintenance-free, so do whatever possible to create that feeling!
3. Appeal to all the senses
Although the appearance of your property will be the number one priority when improving its saleability, it's likewise important to bear the other senses in mind.
If your home is in a particularly noisy area, then show how good the sound-proofing is by keeping windows and doors shut. It's also a good idea to think about the smell of your property, especially if you have pets. A few fresh flowers or scented candles can make all the difference.
4. Keep clutter to a minimum
Nobody expects to view your property and find it to be completely free of your personal items, but it can be worthwhile being selective about which ones are on display. The odd family photo here and there is fine, but think twice about taking up floor space with items that should otherwise be stored away.
Vacuum cleaners, ironing boards and other objects are best kept out of sight. If they're on show, would-be buyers might be led to believe there's very little storage available, which could deter them from making a purchase.
5. Have a spring clean
Nobody likes a dirty house, and this has never been truer than when it comes to prospective buyers. A quick clean up before viewings will make a massive difference - and proves that you're serious about selling your home.
It also suggests that the property is easy to maintain, which is something people are likely to be thinking about when they decide whether or not to make an offer.
